What a Dubai salon fit out actually covers
A salon fit out is a commercial build, not a repaint. It covers layout and zoning, wet areas, styling stations, reception and retail display, MEP, ventilation, lighting and every surface a client sees or touches.
Layout carries most of the value. A 70 sq m shell is usually zoned into reception and waiting, six to eight styling stations, one or two backwash points, a nail bar or pedicure zone, and a small staff and storage area. Styling stations need 1.5 to 1.8 metres between centres so chairs and trolleys move without crowding, and each station needs its own power point and a mirror light on a separate circuit.
Wet areas are the part you cannot value engineer. Backwash units need hot and cold supply, a trapped waste, waterproofing and tiled walls to 1.8 metres. Nail bars need extraction at the table, not only at ceiling level. If the landlord provides one floor drain, the plumbing runs are planned around it before any screed goes down.
Reception and retail display do commercial work. The desk carries the POS, card machine power, data and retail storage, and shelving sits on the route from the door to the styling floor, which is where clients actually browse. Expect AED 450 to AED 750 per sq ft turnkey for a salon in Dubai in 2026. The spread comes from wet points, stone and mirror quantities, and how much MEP the unit forces you to rework.

Salon joinery in Dubai is where schedules break when it is split across vendors. When the reception desk, styling stations, shelving, screens and panelling come from the same company that runs the MEP and finishes, nothing waits on a drawing another trade has not read.

Reception desks, styling bays, back bars, nail tables, retail shelving, partition screens and panelling are cut and assembled in our own joinery workshop in Jebel Ali. Lead time is 3 to 5 weeks from approved shop drawings, and it runs in parallel with first fix, so joinery rarely sits on the critical path.

DET, Dubai Municipality and Civil Defence approval sequence
Approvals run in a fixed order and each stage needs the previous document, which is why the permit stage decides your opening date.
- Confirm the DET trade licence activity covers a salon at that address and that the building is licensed for the use. An activity amendment takes 1 to 3 weeks.
- Appoint a licensed consultant for the fit out drawings, including layout, ceiling, MEP and drainage.
- Submit the fit out permit to Dubai Municipality. For a salon of this size the permit fee is typically AED 2,000 to AED 6,000.
- Submit Civil Defence drawings covering fire alarm, emergency lighting, extinguishers, exit signage and extraction.
- Apply to DEWA if the load or meter changes. A three phase upgrade needs its own application and inspection.
- Finish the works, then book the Dubai Municipality completion inspection and the Civil Defence final inspection.
- Return the signed documents to DET to activate the licence and open.

Plan on 7 to 12 weeks from signed drawings to the first client in the chair. Permits take 2 to 4 weeks, first fix runs 2 weeks, joinery runs 3 to 5 weeks in parallel, finishes take 2 to 3 weeks and final inspections take 1 to 2 weeks. A shell and core unit usually lands at the lower end.
Mistakes that delay salon openings
- Changing the layout after MEP first fix. Moving a backwash point or a station once walls are closed costs AED 15,000 to AED 40,000 and adds 2 to 3 weeks.
- Under specified ventilation. Nail tables, colour bars and backwash areas need extraction sized to the room, not a standard bathroom fan.
- No water point where the backwash unit lands. Retrofitting supply and a trapped waste adds AED 8,000 to AED 15,000.
- Late DET, Municipality or Civil Defence submissions. Each late document pushes you back in the inspection queue.
- Electrical load checked too late. Single phase supply with six or more stations and dryers will trip, and the upgrade takes 2 to 4 weeks.
- Joinery ordered before shop drawings are approved. A 50 mm change to a reception desk after cutting means a rebuild.
