What counts as custom joinery in Dubai
Anything fixed to your walls, ceiling or floor and built to a size you choose counts as custom joinery. The most common requests in Dubai are:
- Fitted kitchens with base and wall units, island cladding and breakfast counters
- Wardrobes, hinged or sliding, plus walk in systems and loft storage
- Media walls and TV units with concealed cable runs and LED strips
- Vanity units and bathroom cabinets in moisture-resistant board
- Reception desks, retail counters and display units
- Stair cladding, wall panelling, shelving and mirror surrounds
The difference between made to measure and ready-made work shows in the details: a 2,700 mm ceiling, a bulkhead above a wardrobe, a column beside a kitchen run. A workshop that measures on site handles those without odd coloured filler panels.

Made in our own Jebel Ali workshop
Manufacturing in-house is what keeps our quality, lead times and prices predictable. Subcontracted work passes through three or four companies, and every handover loses detail.
Quality is checked three times: when the board is cut, when the unit is assembled, and when the finish is cured. If a door is 2 mm out, we recut it the same day instead of waiting on another factory.
Lead time belongs to us. Because production sits in Jebel Ali, we can push a job forward when a kitchen is needed before tenants move in, or hold it back when the tiling is not finished.
Cost stays visible too. There is no subcontractor margin buried inside our quote, so the price agreed after the site survey is the price on the invoice.
I had a wonderful experience working with Crafty Clare Decoration Design. From our initial consultation to the final reveal, the team was professional, creative and attentive to every detail. Majitha Sonu, 5/5 on Google

Materials that survive UAE humidity
Humidity, not wear, is what kills joinery in Dubai. Board swells, veneer lifts and cheap hardware rusts when a unit is sealed badly or the wrong board goes into a wet zone.
| Material | Usually used for | Humidity performance | Cost impact |
|---|---|---|---|
| Standard MDF | Bedroom wardrobes, media walls, internal panelling | Fine when every cut edge is sealed | Baseline |
| Moisture-resistant MDF | Kitchen cabinets, vanities, laundry units | Resists swelling far better than standard | 10 to 20% more |
| Marine plywood | Base cabinets, sink units, wet areas | Strongest structural resistance to damp | 25 to 40% more |
| Veneer on MDF or ply | Feature walls, wardrobe fronts, counters | Excellent if lacquer seals all faces | 30 to 60% more |
| Solid oak or teak | Doors, handles, open shelving | Moves with humidity, so it needs expansion gaps | 2 to 3 times MDF |
A short spec list worth checking on any quote:
- Edge banding: 0.4 mm PVC is basic, 2 mm ABS or solid wood lipping takes knocks in a kitchen
- Hinges and runners: soft close from a named brand, with the warranty in writing
- Fixings: stainless or coated steel in kitchens and bathrooms, never plain mild steel
- Back panels: 6 mm or 8 mm keeps a tall wardrobe square, 3 mm does not
- Sealing: silicone at wall junctions and sealed cut edges around sinks and hobs
Custom joinery cost Dubai: real AED ranges
Most Dubai workshops quote per linear metre for runs and per unit for freestanding pieces. Expect AED 1,800 to 3,500 per linear metre for wardrobes in moisture-resistant MDF, and AED 2,500 to 4,500 per linear metre for kitchen runs, then add 5% VAT.
| Item | Typical AED range | Notes |
|---|---|---|
| Fitted wardrobe | 1,800 to 3,500 per linear metre | Hinged or sliding, HMR MDF |
| Kitchen run | 2,500 to 4,500 per linear metre | Worktop priced separately |
| TV or media wall | 4,000 to 12,000 per unit | Size and lighting drive the number |
| Vanity unit | 2,500 to 6,000 per unit | Moisture-resistant board only |
| Reception desk | 6,000 to 18,000 per unit | Curved and cladded fronts cost more |
| Retail counter or display | 3,500 to 9,000 per unit | Glass and lighting extra |
Here is a worked example. A Jebel Ali apartment needs a 3.5 m wardrobe run at AED 2,900 per linear metre, which is AED 10,150. The same flat takes a 4 m kitchen run in the same board with a quartz worktop at AED 3,900 per linear metre, which is AED 15,600. Total AED 25,750, plus 5% VAT of AED 1,287.50, so about AED 27,000 for both rooms, fitted, with soft close hardware included.
What pushes a quote up: lacquer instead of laminate, veneer or solid wood fronts, internal drawer boxes, LED lighting, thicker boards, and awkward access such as a fourth floor walk up with no service lift.

Lead time and process, step by step
A residential joinery package normally runs 3 to 5 weeks from approved drawings to handover, and a full villa kitchen with wardrobes can take 6 weeks.
- Free site survey. We measure every wall, check ceiling heights, tiles, ducts and power points, and photograph the space. Allow 45 to 60 minutes.
- Shop drawings. You approve layout, sizes and internals before anything is cut. Two to four working days.
- Materials and finish approval. You see and sign off board, veneer, edge banding and hardware samples.
- Quotation and order. Fixed itemised price. A 50% advance starts production, and the balance is due on installation.
- Production in Jebel Ali. Cutting, edge banding, assembly and finishing. Two to three weeks for most residential work.
- Delivery and installation. Two to five days on site, longer for a kitchen plus wardrobes plus media wall.
- Snagging and handover. We walk the job with you, list anything to adjust, and close it out.

Commercial joinery, DET approvals and how to brief a workshop
Commercial joinery in Dubai needs heavier materials and better paperwork than a bedroom wardrobe. The build is the easy part. The approvals decide whether the job opens on time.
Commercial versus residential joinery
Retail counters, salon units and showroom displays use fire retardant boards on escape routes, hinges and runners rated for daily public use, and finishes that survive cleaning chemicals. Residential work can use lighter hardware and spends more per linear metre on the visible finish.
Where DET and Trakhees approval matters
A shop, salon or showroom fit-out in Dubai normally needs a trade licence from Dubai Department of Economy and Tourism, a fit-out permit, and Civil Defence approval of the materials used. In free zone areas such as JAFZA in Jebel Ali, permits go through Trakhees instead. Ask for the fire certificate and board test reports before production starts, because they get checked at inspection. Our breakdown of what exhibition stands cost in Dubai shows how approvals and material grades change a commercial number.
How to brief a joinery workshop so the quote is accurate
Give as much of this as you can and the quote will hold:
- Room measurements, or ask for a free survey instead
- Reference photos or a mood board
- Appliance models and sizes for a kitchen
- Exact ceiling height and any bulkheads
- Internal fittings you want: drawers, lighting, mirrors, ironing board
- Hardware preference if you have one
- Deadline and access notes such as lift size and permitted working hours
Send these on WhatsApp to 0508570938 with a few photos of the room and we will price the job before the survey. Then book a free site survey in Jebel Ali to confirm measurements on site.
Frequently asked questions
How much does custom joinery cost in Dubai?
Wardrobes run AED 1,800 to 3,500 per linear metre, kitchen runs AED 2,500 to 4,500 per linear metre, media walls AED 4,000 to 12,000 per unit, and reception desks AED 6,000 to 18,000 per unit. Add 5% VAT. A 3.5 m wardrobe plus a 4 m kitchen usually lands near AED 27,000 fitted.
How long does custom joinery take in Dubai?
Plan for 3 to 5 weeks from approved drawings to installation. Shop drawings take two to four days, production in our Jebel Ali workshop takes two to three weeks, and installation on site takes two to five days depending on how many rooms are involved.
What is the difference between custom joinery and ready-made or imported furniture?
Ready-made units come in fixed sizes, so gaps get filled with spacers and the unit rarely reaches the ceiling. Made to measure joinery is built for your walls, hides ducts and wiring, uses boards suited to UAE humidity, and can be repaired or extended later because the workshop still holds the drawings.
Can you match existing finishes in my home?
Yes in most cases. Send a photo of the door, skirting or existing wardrobe front, or bring a drawer in with you, and we match the board, veneer and edge banding against samples. Grain direction and the age of the existing finish can cause a slight difference, so we confirm the match with you before production.
Do you install in other Emirates?
Our joinery workshop and installation teams are based in Jebel Ali and we work across Dubai. If your project sits outside Dubai, call 0508570938 first and we will tell you honestly whether we can take it on.
