Walk-in wardrobe Dubai: cost, design and joinery

October 15, 2026 · 9 min readWalk-in wardrobe Dubai: cost, design and joinery

A walk-in wardrobe in Dubai usually costs between AED 22,000 and AED 38,000 for a five metre wall, and the final figure depends far more on carcass material, finish and internals than on room size. Here is what each element costs, how a made-to-measure wardrobe is built and what actually happens on site.

What a walk-in wardrobe costs in Dubai

A laminate or MDF walk-in wardrobe starts at AED 1,800 per linear metre, a veneer or lacquer build starts at AED 2,800, and internals, lighting and mirror add the rest.

Rates are per linear metre of finished run, measured along the wall at full height.

A five metre run in laminate with two drawer banks, a mirrored end panel and LED lands at AED 22,000 to AED 26,000. The same wall in veneer or lacquer with a matching island sits between AED 32,000 and AED 38,000. For a Jebel Ali villa with a 4.5 m back wall and a 1.2 m return, most clients settle between AED 27,000 and AED 33,000. If you are renovating the kitchen at the same time, our guide to custom kitchen costs and materials in Dubai uses the same per metre pricing logic.

What drives the price

Four things move the number more than anything else: carcass material, door finish, internal fit-out and whether the doors slide or hinge.

Carcass material

Most Dubai wardrobes use 18 mm moisture-resistant MDF, plywood core or particleboard. Moisture-resistant MDF sits in the middle on price and performs well in air-conditioned interiors. Plywood core costs roughly 15 to 25 percent more and holds up better in rooms with humidity swings. Standard 16 mm particleboard is cheapest and the first to swell at exposed edges.

Door finish

Laminate is the value option at AED 1,800 to 2,600 per linear metre. Veneer and 2-pack lacquer run AED 2,800 to 4,200 and give a deeper, flatter surface. High gloss and metallic lacquer add another 10 to 20 percent because of the extra sanding and polishing stages.

Internals

Every drawer bank, pull-out tray, shoe rack and tie insert is a line item. A fully organised 5 m wardrobe usually carries AED 3,000 to 5,500 of internals, and that is the part that decides whether the room works day to day.

Sliding versus hinged

Hinged doors cost less per opening and show the full interior at once, but need about 900 mm of swing clearance in front. Sliding doors need no clearance and suit narrow walk-ins, though good soft-close tracks and top rails add roughly AED 700 to 1,400 per opening.

Built in our own Jebel Ali joinery workshop

We manufacture in Jebel Ali instead of importing flat-pack, which means panels are cut to the actual wall, edges are banded in the same finish and every unit is dry-fitted before it leaves the workshop.

Dubai humidity is the reason this matters. Imported flat-pack comes in fixed panel sizes, so installers close the gaps with packers and sealant, and the open cut edges pull moisture out of the air. In a Jebel Ali villa running chillers hard with doors opening onto a garden, that shows up as swollen edges and doors that stop closing squarely within a season or two. Our boards are cut, edged and sealed on all sides, and custom joinery made in our Jebel Ali workshop follows the same process for TV walls, storage and built-in seating.

Walk-in wardrobe vs fitted wardrobe vs reach-in storage

A walk-in wardrobe is a room, a fitted wardrobe is a run of units on an existing wall, and reach-in storage is the shallow 600 mm option.

  • Walk-in: needs about 4 sqm of floor, gives 2.4 m to 2.7 m tall units on two or three sides, typically AED 22,000 to AED 38,000 for the full fit-out
  • Fitted wardrobe: one to three sections on a bedroom wall at 600 mm deep, around AED 6,000 to AED 14,000 for a three metre laminate run
  • Reach-in: a single 600 mm section behind hinged or sliding doors, useful when floor space is tight and budget is under AED 6,000

If the room allows it, a walk-in pays back in usable storage. If the bedroom is under 12 sqm, a fitted run usually gives more hanging space per dirham.

Walk-in closet design and layout in Dubai

A good layout starts with a count of what you own, not with a mood board. We measure long garments, folded stacks, shoes, bags and luggage, then set shelf heights from those numbers.

  • One full-height hanging run for long dresses and abayas, plus double hanging at half height for shirts and trousers
  • A 400 to 500 mm deep drawer island in larger rooms, or a 1.2 m drawer tower where floor space is tight
  • A full-height mirror panel on the end of the run, which also bounces light back into the room
  • LED strip under each shelf at 3000K on a door switch, so light lands on the clothes rather than in your eyes
  • A low drawer unit or bench seat under a window for shoes and bags

Finish samples come next. We show laminate, veneer and lacquer boards against your flooring in daylight, because a beige that looks warm under showroom light reads grey under a cool white LED. Where the wardrobe sits beside existing joinery, we match the door profile and sheen so the two read as one build, the same approach we take when a light wood grain kitchen runs next to bedroom units. You can see finished walk-in wardrobes and fit-out projects in Dubai before you decide.

Timeline and what happens on site

A standard walk-in wardrobe takes four to six weeks from first survey to handover, and most of that time is spent in the workshop.

  1. Site survey. We check wall plumb, ceiling height, skirting, power points and door swing, about an hour on site in Jebel Ali or nearby.
  2. Design and quotation. You receive a 3D layout, finish options and a line-item AED quote in two to three working days.
  3. Approvals. Building management NOC and deposit, plus a DET or Municipality fit-out permit where fixed joinery or partitions are in scope.
  4. Manufacture. Cutting, edging, assembly and finishing in our workshop, three to four weeks.
  5. Delivery and installation. Two to three days on site with dust sheets down and corridors protected.
  6. Snagging and handover. We adjust hinges, tracks and runners with you and hand over a care note on cleaning and humidity.

Approvals and building management NOC

Most apartment buildings in Dubai ask for an NOC before any material or tool crosses the lobby, and many hold a refundable deposit of around AED 1,000 to AED 5,000. For a straight wardrobe installation, the NOC plus a method statement and insurance copy is normally enough. Where fixed joinery, new partitions, electrical points or lighting circuits are involved, a DET or Dubai Municipality fit-out permit is usually required and adds one to three weeks. Tell us at survey stage and we prepare the drawings, contractor details and workshop documents your building manager will ask for.

Frequently asked questions

How much does a walk-in wardrobe cost in Dubai?

A walk-in wardrobe in Dubai costs AED 1,800 to 2,600 per linear metre in laminate or MDF and AED 2,800 to 4,200 per linear metre in veneer or lacquer. A five metre run with internals, mirror and LED lands between AED 22,000 and AED 38,000. Islands, glass fronts and high gloss lacquer push the total higher.

How long does it take to build a custom walk-in wardrobe in Dubai?

Plan on four to six weeks from survey to handover. Design and quotation take two to three days, workshop manufacture three to four weeks, and site installation two to three days. A permit adds one to three weeks where fixed joinery or electrical work is in scope.

Which wardrobe materials hold up best in Dubai humidity?

Moisture-resistant MDF or a plywood core in 18 mm, with every cut edge banded and back panels sealed, performs best in air-conditioned Dubai interiors. Avoid 16 mm particleboard near a bathroom wall, an external door or a balcony. Veneer and 2-pack lacquer need the same sealed substrate but give a longer lasting surface.

Can you match an existing kitchen or wardrobe finish?

Yes. Bring a door, a drawer front or a cut sample and we match the colour, sheen and profile in laminate, veneer or lacquer. Matching a five year old lacquer exactly is not always possible because it yellows with light, so we normally match the nearest current tone and repeat it across the new units.

Do I need an NOC or permit to install a wardrobe in my apartment?

Most buildings require a building management NOC before materials enter, usually with a refundable deposit of AED 1,000 to AED 5,000. A DET or Dubai Municipality fit-out permit applies when fixed joinery, partitions or new electrical points form part of the job. We prepare the drawings and documents for both.
