What custom actually means for a Dubai kitchen

Custom means every carcass, door, filler and end panel is cut for your walls, ceiling height and pipework, so nothing is hidden behind strips of board and no corner is wasted.

Imported modular kitchens arrive in fixed widths, usually 300, 400, 500 and 600 mm. That works when a room is perfectly square. In most Jebel Ali apartments the wall runs 20 to 40 mm out over three metres, and a plumbing stack often lands exactly where a standard base unit should sit. We measure on site, draw the kitchen in 3D at the real dimensions, then machine the panels in our own workshop. The result is taller units, deeper drawers and no random gap above the fridge.

Made to measure versus imported modular boxes

Expect AED 1,800 to 3,200 per linear metre for carcass and doors in a mid-range finish, AED 25,000 to 60,000 for a typical three bedroom apartment kitchen supplied and installed, and AED 60,000 to 150,000 or more for a villa kitchen with an island and stone worktop.

One concrete example. A three bedroom apartment in Jebel Ali with 7 linear metres of cabinetry, a 2.4 metre quartz worktop, one tall larder and handleless doors comes in at around AED 38,000 supplied and installed. What moves the price up or down:

  • Door finish. Melamine is the cheapest, PU lacquer costs 20 to 35 percent more, timber veneer and fluted panels more again.
  • Worktop. Quartz runs around AED 350 to 900 per running foot fitted, porcelain and natural stone sit higher.
  • Hardware. Blum or Hettich runners and lift systems add roughly AED 600 to 1,500 per unit run.
  • Tall units and islands. Every extra full height cabinet adds carcass, door and often stone.
  • Appliance tolerances. Built-in ovens, wine coolers and integrated fridges need exact openings, and reworking a wrong opening costs both time and material.

Materials and finishes that survive Dubai humidity

For kitchens here we default to moisture-resistant MDF carcasses with sealed edge banding, because summer humidity and a running dishwasher both attack cheap chipboard.

  • Carcass. 18 mm moisture-resistant MDF or plywood, edges sealed on all four sides, not just the visible ones.
  • Doors. Melamine faced board for budget kitchens, PU lacquer for a flat matte or gloss finish, solid wood and timber veneer for villas.
  • Worktops. Quartz is the usual choice, non-porous and stable in heat. Granite is harder and more heat resistant but needs sealing once a year. Porcelain is the premium option.
  • Hardware. Blum, Hettich or Hafele hinges and runners, soft close as standard, push-to-open on handleless doors.
  • Interior fittings. Cutlery trays, corner carousels, pull-out bins and waterproof under-sink inserts.

The process and timeline, step by step

A bespoke kitchen from our workshop usually takes four to seven weeks from signed design to handover, and only three to five days of that is on site.

  1. Call or WhatsApp 0508570938 and describe the space. We book a site visit.
  2. Site measure. We check wall runs, ceiling height, pipe positions, the gas point and the exact appliance sizes you plan to buy.
  3. 3D design and quote. You see the layout, the door finish and a fixed price per item.
  4. Design sign-off and deposit. Nothing is cut before you approve the drawings.
  5. Workshop fabrication in Jebel Ali. Panels, doors and drawers are cut, edged and finished, typically three to five weeks.
  6. Site protection and first fix. Old units come out, plumbing and electrical points move if the plan needs it.
  7. Installation of carcass and doors, worktop template, then stone fitting and appliance connection.
  8. Snag walk and handover, with a short care note for the finish you chose.

Permits matter if the plan changes more than the cabinetry. If the sink, hob and walls stay where they are, no authority approval is needed. If you move plumbing, gas lines or a partition wall, your building or community management will ask for drawings, and DEWA or DET fit-out paperwork applies in some cases. Custom kitchen or modular off the shelf

Buy modular if the room is square, the budget is tight and you want a standard kitchen replaced in about three weeks. A rental apartment rarely justifies anything more.

Buy bespoke if you have awkward corners, a plumbing stack in the way, high ceilings, or you want the kitchen to match wardrobes and vanities elsewhere in the home. A galley layout in a Jebel Ali apartment often gains 400 to 600 mm of usable storage just by going full height and closing the gaps around the fridge and the boiler cupboard.

Mistakes that quietly add cost

  • Changing the specification after the site measure. A new door finish or a larger island means new drawings and wasted material, and most workshops charge for that.
  • Wrong appliance dimensions. A 600 mm oven needs a 600 mm opening plus ventilation, and a fridge that is 5 mm too wide means a new carcass.
  • Ignoring the under-sink zone. Bins, water heaters and filters need planned space, otherwise you lose the whole cabinet.
  • Leaving no clearance above tall units. Ceiling height, cornice and door swing all need checking before the cabinet is made.
  • Skipping the stone template. Cutting a worktop before the carcass is fixed is how you end up with a gap at the wall.
  • Cheap hardware on heavy drawers. Runners rated under 30 kg fail early on pan drawers and pull-out larders.
