Salon fit out Dubai: five decisions before you open

November 1, 2026 · 7 min readSalon fit out Dubai: five decisions before you open

A salon fit out in Dubai is decided in the first weeks, not at handover. Drainage falls, the permit sequence and the joinery build decide whether you open on the date in your business plan. Mirrors and paint are the cheap part to change.

Start with the wet areas, not the décor

Backwash units look like furniture and behave like plumbing. Each chair needs a drain with a real fall, a trap you can reach without breaking tiles, stable hot and cold supply, and a floor build-up that puts the basin at working height without a step.

The expensive mistake is approving a layout and then finding the falls run the wrong way. Once the screed, membrane and tiles are down, moving one drain means opening the floor, redoing waterproofing and retiling. That bill arrives after you have already paid for the first finish.

Survey with the water running. Watch how fast the floor clears, find where the existing stack sits, and match hot water capacity to the number of basins and chairs you plan. If your unit sits above another tenant, your waterproofing and flood test matter more, not less.

Our own finishing work: an island run with the sink and tap set into the top, the same set-out discipline a row of backwash chairs needs.

Approvals before demolition

No one should swing a hammer before the paperwork is straight, and the order is not flexible. Start with the trade licence and the fit-out permit from Dubai Economy and Tourism, the DET. Fire, exits, materials and ventilation go to Dubai Civil Defence, the DCD. Your landlord issues an NOC, and the building's own fit-out rules sit on top of that.

If the unit is inside Jebel Ali Free Zone, Trakhees handles the fit-out approval rather than the mainland DET route. That changes the drawing set, the submission and the final inspection. Confirm which regime you fall under before a designer starts drawing.

Landlord NOC and initial approval first, then drawings, then DCD, then the fit-out permit, then demolition. Change the layout after approval and you resubmit. It is the most common reason a finished salon sits dark.

The joinery is the salon

Styling stations, reception desk, retail shelving, manicure bar. Clients touch these every visit, and they are what separates a designed salon from a fitted-out unit. As a turnkey interior design and fit out company in Dubai, we treat them as the core of the job, not as furniture ordered at the end.

There are two ways to make them. Site-built means cutting, edging and spraying inside your unit while other trades work around the dust. Spray-then-assemble means panels are cut, edged, sprayed and cured flat in a workshop, then delivered and fixed. Flatter finish, cleaner edges, no overspray on a new ceiling.

Our workshop in Jebel Ali is why joinery lead time is something we plan rather than hope for. A wrong panel is recut in the same building, and the person who details the station is the person who builds it. You can see our completed fit out projects to judge the finish before you commit.

Lighting, ventilation and acoustics for a working salon

Colour at the mirror has to be honest. A warm lamp flatters everyone and misleads a colourist, so use neutral, high colour rendering light at the station and match it to the light in the consultation area. Most colour complaints start at the mirror, not in the bowl.

Ventilation is a health and approval issue, not a comfort one. Colour and nail work release fumes, so extract at the source, supply make-up air and get a system DCD will accept. One ceiling diffuser over the general floor is not the same thing.

Noise is the part owners forget. Hard floors, glass and mirrors bounce sound, and a salon full of dryers gets loud within minutes. Absorptive ceiling panels and a sensible split between blow-dry and colour zones do more than any wall finish.

A media wall we built: screen recess, floating console and a level floor line, the standard we hold on reception desks and retail shelving.

A timeline you can actually plan around

Ask for the programme in writing, stage by stage: survey, concept and joinery drawings, approvals, demolition, first fix MEP, waterproofing and tiling, ceilings and partitions, joinery install, finishes, second fix and commissioning, snagging, handover, final inspections.

The stages you control are decisions. The ones that slip are approvals waiting on someone else, fittings ordered late and finishes chosen on site instead of before the order. Backwash chairs and specialist equipment shipped from abroad are the classic delay, so confirm arrival dates before the programme is fixed.

"Sanal and his team are very professional and easy to work with. Extremely good on timelines as well as wirh thie designs and experience. Also worked well within my budget." Kanchan, 5 stars

Our Google rating is 4.8 from 5 reviews, and the same three things come up in them: planning, execution, budget.

What a fair salon fit out quote should itemise

Every figure comes from your unit and your scope, so treat a per-square-foot number given over the phone as a placeholder. What you can compare is the structure of the quote.

Quote lineWhat it must show
Design and drawingsConcept, joinery details and MEP layout as a buildable set
Permits and approvalsWhich authority, who submits, which government fees pass through at cost
Demolition and disposalDebris removal and permission to use the loading bay
MEPFirst and second fix, DB upgrades, extract and make-up air
Wet areasWaterproofing, flood test, falls, tiling
JoineryEach unit priced separately: stations, reception, retail, manicure bar
InstallationFixing, levelling and making good on site
FinishesPaint, mirrors, glass, flooring, signage
Close-outSnagging, commissioning, DCD and DET final inspections, defects period
Exclusions and variationsWhat is not included, and the rate card for changes

Score each tender on four things. Who holds the permit and signs for it. Whether the joinery is built in-house or subcontracted. Whether the drawing set is complete enough to build from without daily decisions. And how variations are priced before you sign rather than after.

Send us the floor plan with dimensions, photos of the unit showing the ceiling, floor, existing drains and the electrical board, the unit number and building, whether it sits inside the free zone or on the mainland, your station and backwash count, and your target opening date. WhatsApp is the fastest way to get a first read on it: 0508570938. You can also book a site survey and we will measure the wet areas properly.

Frequently asked questions

What permits do I need for a salon fit out in Dubai?

A DET trade licence and fit-out permit, a DCD submission covering fire, exits and ventilation, and the landlord NOC. If the unit is inside Jebel Ali Free Zone, the fit-out approval goes through Trakhees instead of the mainland route. Confirm the authority before drawings start, because the submission set differs. Our more fit out guides walk through the sequence in detail.

Can I reuse the existing plumbing for backwash units?

Sometimes. Run water on site and check the fall, the trap position and the pipe size against the chairs you plan to buy. If the falls are wrong or the traps are buried under the current floor, the floor has to open. That is a survey finding, not something to assume from a floor plan.

Do I need a separate joinery company for the styling stations?

No, if the fit-out contractor has its own workshop. Building stations, reception and shelving in-house keeps one party responsible for dimensions, finish and installation. Splitting salon joinery in Dubai from the fit-out usually means two companies blaming each other over a millimetre.

How long does a salon fit out take?

It depends on the approval route and the joinery scope, so ask for a written programme with every stage named and ask what it assumes. Approvals waiting on a third party and equipment shipped from abroad are the usual causes of a late opening. A contractor who cannot put the stages in writing has not planned the job.
