Turnkey interior design Dubai: what you actually buy

October 27, 2026 · 6 min readTurnkey interior design Dubai: what you actually buy

A turnkey contract means one company owes you a finished interior: design, drawings, joinery, MEP coordination, finishes and handover under one agreement. You are not buying three services in a bundle. You are buying one party who answers when a wall is out of tolerance or a ceiling void will not take the duct. That difference shows in week six, not in the first presentation.

What turnkey covers, and where the word stretches

Three models get sold in Dubai and they carry different risk.

Design only. You get concepts, drawings and a finishes schedule, then tender the build yourself. It works when you have your own project manager. It hurts when you do not, because the first person to find a drawing error is the contractor pricing it.

Fit-out only. You arrive with drawings and a contractor prices the build. Quick on paper. The design fee you already paid does not protect you when a detail cannot actually be built.

Turnkey. One scope from concept to keys. Design, joinery production, MEP coordination, finishes, snagging and the handover file sit with one team and one programme, which is what our turnkey interior design and fit out services are built around.

The word gets stretched. Ask any company selling turnkey interior design in Dubai where the joinery is manufactured and who signs off the MEP layout. If the answer is a subcontractor nobody has met, you are buying coordination, not a turnkey job.

One contract means one party answers for the interfaces

Jobs rarely fail inside a trade. They fail between trades. A designer draws a shadow gap, the joiner needs a wall built to a tolerance nobody wrote down, and the electrician needs ceiling void for a driver. Split that across three contracts and each supplier is right on paper while the gap between them is yours.

Pedicure stations with light wood chairs and privacy curtains under an exposed ceiling in a beauty hub interior A salon fit-out where plumbing falls, bench joinery and ceiling services all meet at the same station.

A beauty hub makes it concrete. Every pedicure station needs a water supply, a drainage fall, a bench at the right sitting height and a screen that lands on the ceiling line. Four trades, one spot on the floor. When the same team holds the drawing, the plumbing and the joinery, the bench is built to the fall that was installed, not the one that was drawn.

What the contract should itemise before you sign

Scope lineWhat the document should show
Design and drawingsConcept, joinery shop drawings, reflected ceiling and MEP layout, finishes schedule with product codes
JoineryWho manufactures it, in which workshop, board and hardware brands, edge details
MEP coordinationDuct and pipe routes checked against ceiling heights, not discovered on site
FinishesTile and stone layout, wet area tanking, skirting and door details
ApprovalsWho submits, who pays, and what happens if the landlord or authority asks for a change
Close-outSnag process, handover file, as-builts, warranties, spare tiles and veneer

Price follows the same list. Linear metres of joinery, number of wet areas, ceiling complexity, whether walls move, and the hours your building allows you to work move the number far more than the finish name on the sample board. A quote that separates those lines lets you cut scope without cutting quality. If a quote arrives as one line and a total, it is not a turnkey price, it is a number with the risk left inside it.

The workshop, the gate pass, and where your weeks go

Two things move a programme more than anything on the finishes schedule: where the joinery is made, and how fast approvals clear.

Joinery produced by the business that installs it removes the longest email chain on the job. Our custom joinery built in our Jebel Ali workshop comes from a shop a short drive from the sites we fit, so a sample can be remade after a site measurement without a new purchase order, and a wardrobe that arrives short is a workshop conversation rather than a claim.

Approvals are the other half. In a managed apartment or villa community, the landlord NOC and the building management work permit set your start date, your working hours and your lift bookings. A retail or F&B unit adds Dubai Municipality and DET steps for food premises and signage. Jebel Ali has its own wrinkle: part of the area sits inside the free zone, where permits, gate passes and delivery clearances run through the zone authority rather than the municipality. None of this is glamorous. It is where a three week delay comes from. Our guide to how a fit out process runs in Dubai sets out the sequence if you are planning around a lease start.

Close-out, and what to send for a quote

A fair handover is boring and written down. You walk the unit with the site team, agree the snag list line by line, and both sides keep a copy with a date for clearing it. You receive as-built drawings, warranty certificates, care instructions for stone and veneer, and the leftover tiles and laminate. Final payment hangs on that list being closed, not on a promise.

Renovated kitchen with light wood grain cabinetry, white marble worktops and backsplash, integrated stainless steel appliances Kitchen renovation: cabinet runs, worktop joints and appliance niches set out from the joinery drawings before anything is ordered.

For a quote on your own job, send photos of every room or unit including the ceiling and the floor, the overall dimensions and ceiling height, the building and community you are in, what stays and what goes, and your target start date. If drawings exist already, send those too. WhatsApp on 0508570938 is the fastest way to get a first read on scope, and you can book a design consultation if you would rather talk it through.

Frequently asked questions

Does a turnkey contract in Dubai include the authority approvals?

It should say who submits and who pays for each one. In a managed building that starts with the landlord NOC and the work permit. Commercial units and food premises add municipality and DET steps. Get the list written into the scope before you sign, because an approval nobody owns stops the site.

Who applies for the landlord NOC, the tenant or the contractor?

The contractor normally prepares the submission pack, drawings, insurance and method statement, and the owner or leaseholder signs it, since the NOC is issued against the unit. Confirm that split in writing. NOC turnaround is what sets your start date.

Can work start from my own designer's drawings?

Yes, if the drawings are complete enough to price and manufacture from. We will flag details that cannot be built as drawn before work starts, which is the whole point of pricing from a drawing set rather than a photo.

Is turnkey more expensive than hiring a designer and a contractor separately?

The totals can land close. The difference is where the risk sits. Separate contracts often look cheaper on signing day and cost more when a detail has to be redrawn or a joiner and an electrician blame each other. Compare itemised scopes, not totals.

What is usually left out of a turnkey quote?

Loose furniture, appliances, some authority fees and anything you add after the drawings are frozen. Those exclusions are normal. Unlisted exclusions are not. Ask for the exclusions page with the quote and check it against your own list.
