Custom kitchen Dubai: what bespoke joinery really costs
October 18, 2026 · 8 min read
A custom kitchen in Dubai costs between AED 3,500 and AED 8,000 per linear metre installed in 2026, and a 3.6 m run lands near AED 31,220 once worktops, hardware and appliances are counted. Here is the full breakdown, plus how we design, build and install from our own joinery workshop in Jebel Ali.

What custom kitchen means in Dubai
A custom kitchen is built to your exact wall run, ceiling height and appliance list rather than assembled from imported modular boxes. Three things change.
- Carcass: panels cut and edged in the workshop to fit pipe boxing, angled walls and short returns.
- Doors and fronts: any width, so tall units and appliance towers sit on one line.
- Worktop: templated after the cabinets are fixed, so joints land where you want them.
A modular fitted kitchen Dubai buyers see in showrooms is cheaper and faster, but it comes in fixed widths of 300, 400, 600 and 900 mm. That is why so many apartment kitchens end up with filler panels at the wall. A bespoke run removes the filler and uses every centimetre.

Custom kitchen cost in Dubai: AED per linear metre
A bespoke kitchen in Dubai runs AED 3,500 to AED 8,000 per linear metre installed, appliances excluded. Custom kitchen cost in Dubai comes down to three choices: carcass board, door finish and worktop.
| Item | 2026 range in AED |
|---|---|
| Marine ply carcass | 1,200 to 1,900 per linear metre |
| Shaker or handleless doors | 900 to 2,400 per linear metre |
| Quartz worktop | 900 to 1,600 per linear metre |
| Sintered stone worktop | 1,400 to 2,600 per linear metre |
| Blum or Hafele hardware | 350 to 900 per unit |
| Appliances: hob, oven, hood, sink, tap | 4,500 to 18,000 per kitchen |
Worked example: a 3.6 m kitchen in Jebel Ali
- Carcass, marine ply at AED 1,500 per linear metre: 3.6 m = AED 5,400
- Doors, matte handleless at AED 1,400 per linear metre: 3.6 m = AED 5,040
- Quartz worktop with upstand at AED 1,200 per linear metre: 3.9 m = AED 4,680
- Hardware, 8 units at AED 450: AED 3,600
- Appliances, mid-range hob, oven, hood, sink and mixer: AED 9,000
- Installation, silicone, appliance connections and snagging: AED 3,500
Total AED 31,220 for the full run. Move to sintered stone and add a tall oven tower with a pull-out larder and the same kitchen reaches about AED 38,000. Budget AED 27,000 to 45,000 for a 3.6 m bespoke kitchen in Dubai in 2026.

A typical Jebel Ali build: marble effect quartz island with an integrated hob and a light wood grain base.
Materials and why they move the price
Three decisions carry most of the price: the carcass board, the door finish and the worktop. Everything else is a small line item by comparison.
Carcass: marine ply, MDF or solid wood
Marine ply is the standard we recommend in Dubai. It holds shape in humidity and takes hinge screws without crumbling. Standard MDF is fine in a dry, air-conditioned room but swells once water sits on it. Keep solid wood for frames and open shelving rather than full carcasses.
Worktops: quartz, natural stone or sintered stone
Quartz is the default at AED 900 to 1,600 per linear metre. It is non-porous, so oil, lemon and spice do not stain it. Granite costs less but needs sealing and shows heavier veining. Sintered stone costs more and handles a hot pan straight off the hob.
Hardware: Blum, Hafele and soft close
Genuine Blum and Hafele runners cost AED 350 to 900 per unit fitted and are rated for tens of thousands of cycles. Copies look identical on day one and sag within eighteen months.
Layouts for Dubai apartments and villas
The room decides the layout. A Jebel Ali apartment usually suits a galley or L-shape. A villa usually suits an island or a full open plan run.
Galley
Two facing runs with 1.2 m clear between them. Maximum storage in the least wall space.
L-shape
The most common apartment layout in Dubai. Plan a corner carousel so the dead corner still works.
Island
An island needs 4 m of room width to keep 900 mm clearance on both sides. Add a prep sink and it earns the floor space it takes.
Open plan joinery
In villas we carry the kitchen finish into the TV unit, the dining bench and the pantry door so the room reads as one piece. See our fitted kitchen and joinery projects for examples of the same finish across a whole floor.
Built in our own Jebel Ali workshop, from 3D sign off to handover
Every kitchen is cut, edged and assembled in our joinery workshop in Jebel Ali, so we control the door finish instead of waiting on a supplier.
- Site survey and measurement, 1 to 2 hours, including appliance positions and services.
- Design and 3D visuals, 2 to 4 working days, with two rounds of changes.
- Sign off and fixed AED quotation. Nothing is ordered before this.
- Production in the workshop, 3 to 4 weeks, with spray finishes cured before packing.
- Delivery and installation, 3 to 5 days, with gas and electrical connections by licensed technicians.
- Snagging closed out within 3 to 7 days of handover.
That is 5 to 8 weeks from sign off, or 7 to 10 weeks from the first phone call. The same workshop handles wardrobes, wall panelling and stair cladding, covered in custom joinery made in our Jebel Ali workshop.

Who needs DET or building management approval
A straight replacement of kitchen units with no change to gas, water or structure normally needs only building management notification. Anything beyond that needs written approval.
- Apartment in Jebel Ali: building management approval for core drilling, waste pipe routing and AC duct changes.
- Managed villa community: an NOC from the developer or community management before work starts.
- Gas hob moved to an island: a licensed gas contractor and Civil Defence approval, with a pressure test certificate at handover.
- Drain or water relocation: Dubai Municipality approval, plus DEWA coordination if the electrical load changes.
We prepare the drawings, submit them and attend inspections. Allow one to three weeks for an NOC. For a fixed price on your own run, get a custom kitchen quote in Dubai.

Frequently asked questions
How much does a custom kitchen cost in Dubai?
A bespoke kitchen in Dubai costs AED 3,500 to AED 8,000 per linear metre installed, excluding appliances. A 3.6 m run with a marine ply carcass, handleless doors, quartz worktop and mid-range appliances lands near AED 31,220 in 2026. Larger villa kitchens with islands and tall units usually fall between AED 55,000 and AED 120,000.
Is a custom kitchen more expensive than a modular kitchen in Dubai?
Yes, usually 20 to 40 percent more than an imported modular kitchen of the same size. The extra spend buys a carcass that fits your walls exactly, no filler panels, units that reach the ceiling and a worktop templated on site. Marine ply also outlasts the particle board used in most flat-pack ranges.
How long does a bespoke kitchen take from design to installation?
Plan 5 to 8 weeks from design sign off, or 7 to 10 weeks from the first site visit. Design and 3D visuals take 2 to 4 working days, production in our Jebel Ali workshop takes 3 to 4 weeks and installation takes 3 to 5 days. Snagging is closed within a week of handover.
What materials are best for kitchen cabinets in Dubai?
Marine ply for the carcass, a moisture-resistant MFC or lacquer for the doors, and quartz or sintered stone for the worktop. Marine ply handles humidity and small leaks far better than standard MDF, and quartz does not need the sealing that granite does. Blum or Hafele hinges and runners keep doors aligned for years.
Do I need approval to replace my kitchen in Dubai?
A like-for-like replacement normally needs no authority approval, only a notification to building management. If you move a gas line, drain or wall, you need approval from Civil Defence, Dubai Municipality or the building management, depending on the change. In a managed villa community, an NOC is required before work starts.
Do you build kitchen cabinets in Dubai or import them?
We cut, edge and assemble every kitchen in our own joinery workshop in Jebel Ali, then our own fitters install it on site. Nothing is drop shipped from an overseas supplier, so door widths, finishes and dimensions are set by your room. Send your floor plan on WhatsApp to 0508570938 for an initial AED range within a day.
